How do I get started as an Airbnb host?
Once you move into your Airbnb-friendly apartment, we can help guide you through creating your listing in a few easy steps, through Airbnb Setup. To start welcoming guests, you’ll need to take a few more steps, like agreeing to the program terms and the building’s rules. Some buildings and cities may have additional requirements.
How often can I host my apartment on Airbnb?
Buildings can set limits to how many nights a year you can host on Airbnb. Each building is different, so you’ll want to check your lease or ask your building manager.
How do I become a successful Host on Airbnb?
Becoming a Host on Airbnb is exciting, and you may have a lot of questions. The good news is the Airbnb Resource Center is full of information to help you succeed. Check out the Successful Listing Guide as a first step.
How does pricing work?
You set your own pricing. Airbnb offers tools to help make pricing easy. As part of this program, the building can choose to deduct a share of your Airbnb earnings. Reach out to the building manager to ask for more details, like the percentage.
Are there any other rules I should be aware of?
Buildings can set rules for Airbnb Hosts and guests. For example, some will set quiet hours. Be sure to read any rules your building provides, and make sure to review any provisions in your lease specifically related to Airbnb. Local regulations may also apply. Your buildings’ rules and restrictions, as well as local regulations, may change over time. Learn more about rules and restrictions.
What do I do with my belongings when guests are in my apartments?
Up to you! Some Hosts install a lock on a closet or bedroom, or store personal items in a safe. Others store their belongings in a garage or a storage locker. Check in with the building manager to see what options are available.
How will guests access the building/unit if I’m not there?
You decide how you want guests to access your apartment, but just make sure it's consistent with the building's policies. Some Hosts meet their guests in-person and provide them with a physical key. Others provide contactless access with codes or use a nearby key exchange locker, depending on what’s available.
Who is responsible for cleaning after my guests leave?
Typically, Hosts are responsible for cleaning, whether they do so themselves or find a cleaner to help. Some buildings have recommendations on cleaning providers for you to choose from.
What's the parking situation for guests?
It depends on the building’s policies or local regulations. You can give guests your spot if you have one, direct them to public parking, or explore other options with the building manager.
*Host damage protection isn’t an insurance policy. It doesn’t cover Hosts who offer stays through Airbnb Travel, LLC or Hosts who offer stays in Japan. For Hosts who offered stays in mainland China, the China Host Protection Plan applies. Keep in mind that all coverage limits are shown in USD, and that there are other terms, conditions, and exclusions.
